What our planned improvement team have been up to this month: ensuring your homes remain quality affordable homes you’re proud to live in

An update from Senior Surveyor Property Surveyor Steve

As the Senior Surveyor leading our Planned Improvements Team, I wanted to share an update on some of the important work currently taking place behind the scenes to help invest in our homes and communities across Staffs Housing.

Our role is to make sure customers continue living in safe, comfortable and quality homes that people feel proud to call home. We do this by using information gathered through home surveys and stock condition checks to understand where investment is needed most — whether that’s kitchens, bathrooms, windows, doors, heating systems, lifts or wider safety improvements.

That’s why allowing access for surveys when requested is so important. The information we gather directly helps shape future investment plans and ensures we can prioritise work where it will make the biggest difference for customers and communities.

A big focus for the start of this year has been planning, organising and preparing future improvement works so projects can continue rolling out smoothly across our homes over the months ahead. While a lot of this work happens behind the scenes, it’s all focused on making sure we deliver improvements in the right places, at the right time, and to the highest possible standard.

We’ve already completed surveys for the second phase of kitchen improvements and have started raising work orders so these projects can progress. New windows and doors are also now being installed at several schemes, including Churchfield Gardens, Grange Court and Ellgreave Street, helping improve both the appearance and energy efficiency of homes.

Alongside this, important fire safety improvements are now progressing, with replacement fire doors beginning at Kensington Court and Ellgreave Court, with further schemes due to follow. Preparations are also underway for lift replacement works at Oliver Lodge, with work expected to begin later this summer.

The team is also continuing to review wider health, safety and decency improvements across our homes, helping ensure future investment continues to focus on what matters most to customers. We’re currently exploring further projects including heating improvements and window replacements at a number of schemes and communities.

There’s still lots happening behind the scenes, and over the coming months the team will be focused on progressing and delivering these projects across our communities.
