We’re investing in your home – here’s what’s happening

Rose Melnik (16)

At Staffs Housing, we’re proud to provide quality, affordable homes in Staffordshire and the surrounding areas. We know your home is more than just a building – it’s your space, your comfort, and your security. That’s why we’re making major improvements to keep your home safe, modern, and up to standard.

We’ve Checked the Condition of our homes
Over the past few years, we’ve carried out stock condition surveys across our homes. These are detailed inspections carried out by trained surveyors to check the condition of things like kitchens, bathrooms, boilers, heating systems, roofs, fire doors, and electrics.

The surveys helped us understand exactly what needs to be repaired, upgraded, or replaced – and we’re now getting that work underway.

Replacing Fire Doors – and Taking Your Views on Board
One of the major programmes in progress is the replacement of front doors and communal fire doors that were identified in the surveys as needing attention.

Across all our schemes, we’re replacing around 1,800 front doors and a similar number of communal fire doors. These improvements will enhance fire safety and help keep your building secure and well-maintained.

And we’re listening too. At Oliver Lodge, we asked residents what style of front door they’d prefer – and we’re pleased to say we’re going ahead with their chosen option: a warm, light wood/brown finish that will give the scheme a fresh, modern look.

Other Improvements Already Happening
Alongside fire door replacements, we’ve been working on a range of other improvements highlighted by the surveys. These include pointing works and chimney replacements, new front and back doors in some homes, and full window replacements at Church Gardens – which are well underway and due to be completed by late August. These upgrades are all designed to make your home safer, more energy efficient, and more comfortable to live in.

We’re Making a Big Investment in Your Home
We’re investing over £400,000 to carry out the works highlighted by the condition surveys and bring homes up to the Decent Homes Standard. On top of that, we’re committing another £1.2–1.3 million to planned improvements like kitchen and bathroom replacements.

This isn’t just about maintenance – it’s about creating homes that meet your needs, reflect your feedback, and give you confidence in the place you live.

This is a big programme of work, and we know how important it is that you feel informed and reassured throughout. Neil, our Asset and Contracts Manager, explains why this investment matters and what it means for you: “We know how important it is that our customers feel safe, comfortable, and listened to.”

“The investment we’re making isn’t just about meeting standards – it’s about doing right by the people who live in our homes. By using the results from our stock condition surveys, we’re making informed decisions and focusing our efforts where they’re needed most. It’s great to see residents having a say in the process, and we’ll continue to involve them as these improvements progress.”

We’ll keep you updated as the work continues – and if your home is due for improvements, we’ll be in touch with all the details.
