Awaab’s Law: How we’re keeping you safe at home

This October, a new law called Awaab’s Law comes into effect. It sets out clear rules for how quickly housing providers like us must respond when tenants report serious issues in their homes — including damp, mould, and other health hazards.

At Staffs Housing, we know how important it is to feel safe, secure, and well in your home. That’s why we’re not waiting for the law to begin — we’re already taking action to strengthen how we respond and make sure your home stays safe.

Why is it called Awaab’s Law?

Awaab’s Law is named after Awaab Ishak, a two-year-old boy who sadly died in 2020 after being exposed to mould in his home. His family reported the issue many times, but no action was taken in time.

This heartbreaking case showed just how dangerous damp and mould can be, and how vital it is for landlords to listen, investigate, and act fast. Awaab’s Law was created to protect tenants, hold landlords accountable, and make sure no one is left living in unsafe conditions again.

What does the new law mean?

From October, Awaab’s Law means we have to act faster when you report serious problems in your home, especially anything that could affect your health, like damp or mould. If something in your home could be a risk, we must investigate it within a set timeframe and get it fixed as quickly as possible. If we can’t make your home safe straight away, we’ll make sure you and your family have somewhere safe to stay in the meantime. We also have to keep you updated throughout the process and give you clear information on what’s happening and how to stay safe.

What are we doing at Staffs Housing and the wider Honeycomb Group?

At Staffs Housing, and the wider Honeycomb Group, we fully support the law and are already taking steps to meet those new standards.

In preparation, we’re strengthening our approach with a new dedicated damp and mould team, who will be responsible for making sure the group complies with the new law and timescales.

The team will have two dedicated Property Surveyors who will work on responding to and investigating all damp and mould concerns. We’ll then also have a Damp and Mould Coordinator, who will work with our contractors to make sure that all work is completed and has resolved issues.
