This is a Market Rent Home. What does that mean?...
Most of our homes at Staffs Housing are offered at social or affordable rents, which are usually subsidised and can often be covered by Housing Benefit or Universal Credit. This home is different. It’s let at market rent, the same way you would rent from a private landlord or letting agent. We do this with a small number of our homes to generate income, which is then reinvested into building more affordable housing and supporting our communities.
What's the difference?
Market rent homes are not social housing. You’ll need to pay a deposit and your first month’s rent upfront. Rent is set at the going market rate, which is usually higher than affordable or social rents. All market rent homes are offered on an Assured Shorthold Tenancy.
Can I use Housing Allowance or Universal Credit?
Yes, but because this is a market rent home, your allowance may not cover the full rent. You’ll need to pay the difference yourself.
What about the Bedroom Tax?
If you receive Housing Allowance/Universal Credit and have more bedrooms than you’re entitled to you will be receive a deduction known as the bedroom tax. One spare bedroom could mean your allowance is reduced by 14% and two or more spare bedrooms could mean a reduction of 25%. This means you'll need to cover the cost of any shortfall directly.
